Home Watch Services: Know the Difference

Home watch is just one of the many services provided by Curate Luxury Home Management of Charlotte. “Home watch” is not a term we typically use, however, because it doesn’t describe well the high level and depth of service we provide and therefore, can be confusing.

What is Home Watch?

Simply stated “home watch” is a visual inspection of a home or property, looking for obvious issues. It is a term commonly used to refer to absentee homeowner inspections. This is an important and valued service that provides assurance and protection to homeowners.

Clients typically expect both exterior and interior inspection and maintenance to include such things as: looking for signs of exterior home damage, wear and tear, and animal/pest intrusions, checking exterior and landscape lighting and security cameras, checking all potential points of entry, making sure all appliances, HVAC units and water heater are in good condition, testing and replacing light bulbs, air filters, appliance filters, and bulbs, testing faucets and toilets and checking for leaks, inspecting attic, crawl spaces, and garage, and testing security systems. While inspection lists vary greatly and can be longer or shorter depending on how often and how many visits are required, this gives you a general idea of the types of items that minimally should be included in home watch.

“Home watch” is an increasingly commonly used term and a growing industry but remains problematic. The industry is unregulated, requiring no insurance or bonding, no reporting standards, and no best practices, which means “caveat emptor”.  When choosing a “home watch” service, be sure your provider has the knowledge and ability to handle all your needs, as well as any emergencies that may arise.
